About the Peel region
Five shires, one region.
Peel takes in the City of Mandurah and the Shires of Murray, Serpentine-Jarrahdale, Waroona and Boddington. That is a lot of different property in one region: coastal estates, canal homes, town blocks in Pinjarra and Dwellingup, farmland, and new estate housing in one of the fastest growing local governments in Australia.
Serpentine-Jarrahdale alone is projected to grow from around 31,000 people to 130,000 by 2050. Growth on that scale means house and land packages, staged builds and a lot of first home buyers, all of which have their own lending mechanics.

Every area has its own quirks. These are the ones worth knowing before you make an offer, not after.
House and land in the growth corridor
A land contract and a build contract are two separate things, and the loan has to handle both. Progress payments, interest during construction and the gap between settlement on land and the slab going down are where people get caught out.
Acreage and rural residential
Once a block passes a certain size, a lot of lenders change their rules or step away entirely. Around Serpentine, Jarrahdale and Waroona this comes up constantly. It is very solvable, but not with every bank.
Business and commercial finance
The Peel Business Park and the industry around Pinjarra mean commercial and equipment finance is a real part of the picture here, not an afterthought.
